Inspections When Buying A Home

Elli Jokela

When you are buying a home you are going to want to be sure that you purchase a home that is in good condition in all the important areas, or that you are well aware of the issues that are going on and that you are willing and able to tend to those repairs. You can learn about the importance of different types of inspections here, as well as things they can tell you about a home that you are thinking about buying.

General home inspections

A certified home inspector can come out to the home and they will ensure that the buyer is made aware of certain issues that there are with the home. In fact, they often bring to light problems in areas that the seller isn't aware of. The inspector will look over such systems in the home as the electrical, HVAC, and plumbing systems. They will also look over the roof, the foundation, the structure, and even the insulation. If there are problems with these things, then you may decide not to purchase the home or you may still decide to purchase it but you may want to offer less since you will be needing to pay for repairs.

Termite inspections

Another type of inspection that you may want to have done on a home before you decide if you want to go through with purchasing the home is a termite inspection. This is a very important inspection you should have done on a home. Termite infestations are very difficult to spot if you aren't a professional. When termites infest a home, they will be able to do a lot of damage. The termites will eat away at the wood in the home and this can lead to problems with the home's integrity. Correcting the damage left behind from termites can be very costly. However, the first thing you will need to deal with will be to eradicate the termites, and this can also be a costly and time-consuming process.

Septic inspections

If the home you are looking into buying is on septic, then it is also a good idea for you to have a septic inspection done. This lets you know if you are going to have septic issues to deal with right away and what those issues are.

Radon inspections

Another inspection you want to have done is a radon inspection. Radon is a toxic element that is caused by a radium breakdown that can happen in areas that are over granite. Radon is most commonly found in areas that are more closed off, such as attics and basements. You are going to want to know if radon is an issue before you buy a home, so this inspection is a very good one to have.
