Four Tips For Holding A Successful Open House

Elli Jokela

An open house gives you a chance to introduce your home to several potential buyers at once, which can help to sell your home. The real estate agent may recommend an open house as part of your home-selling strategy. If you do choose to host an open house, here are some helpful tips you can use to help make it a success.

Stay Away

While you may want to be present to point out all of the wonderful features of your home, it's a better idea to stay away. Your real estate agent has the experience needed to show your home to potential buyers, and he or she will already be familiar with everything that makes your home unique. In some cases, meeting the current owner of a home may be intimidating for potential buyers. Plan to do something with your family that will take a few hours, such as a trip to a local zoo or shopping mall, and wait until your real estate agent has given the all-clear before returning to your home.

Remove Personal Items

Family photos, calendars of activities, and treasured mementos help to make your house a home, but they can also prevent people from envisioning themselves living in your house. Try to remove as many personal effects as possible to make your home seem like a clean slate a potential buyer can build their dreams on. Think of model homes you may have visited when shopping for a house, and use them as a guide for prepping your home for a showing. Empty tabletops, clean shelves, and a refrigerator free from magnets and photos can help to create this clean slate. In bedrooms, remove movie or music posters your children might have hung and stash toys out of sight so buyers can envision using the bedrooms for an array of purposes.

Hand Over All Keys

Potential buyers will likely want to see every nook and cranny of your home before deciding to buy, so keeping rooms of the home locked can prevent this from happening. Unlock the door to the garage, attic, and outdoor shed, and give your real estate agent all of the keys to your home just in case you forgot to unlock a door somewhere in the home. Label the keys so he or she can quickly unlock different areas of your home. It's also a good idea to make sure there is nothing in the way of closet doors, as seeing how much storage space your home has can be a valuable selling point.

Clean Your Home

Having your home squeaky clean is an important strategy for a successful open house. If you don't have the time to do a thorough scrubbing of every room, consider hiring a cleaning service to come in the day before the open house. Pay special attention to floors, counters, and bathrooms to ensure your home seems fresh and inviting. You may also want to use some fabric and air deodorizers to bring a crisp, inviting scent to the home.

Ask your real estate agent for other tips you can use to prepare for an open house, and follow his or her advice. With the right preparations, you can make your home an inviting option for potential buyers.
